Miller Homes, one of the UK’s leading private house builders, is pleased to be progressing proposals for approximately 200 much needed high-quality new homes at Sherfield Hill Farm to the north-east of Basingstoke.


This website provides more information about the proposals, including new homes of exceptional design, alongside green open space, and landscaping. The proposed scheme includes 40% affordable homes of mixed sizes and tenures, and would look to provide a net biodiversity gain to support the local wildlife and enhance the natural environment.

Miller Homes are currently in the process of consulting the local community on the initial proposals before an application is submitted to Basingstoke and Deane Borough Council. Where is the site?

Miller Homes is in the process of preparing proposals for much needed new homes on the southern half of land at Sherfield Hill Farm, opposite the roundabout on the A33 to the north-east of Basingstoke. The site is located to the east of the A33 corridor in northern Chineham, directly opposite the entrance to the recently constructed Taylor’s Farm/Sherfield Park development, and north of the consented development at ‘Redlands’.

The proposed development is expected to comprise approximately 200 homes with a planning application, for the southern half only, aiming to be submitted early next year. Alongside this, Miller Homes will continue to promote both parcels of land through Basingstoke and Deane Borough Council’s Local Plan process.

Q. Where is the site? +

Sherfield Hill Farm is located to the north-east of Basingstoke, approximately 1.5 miles (25 minute walk or 7 minute cycle) from Chineham centre. It is bordered by open space to the east, a site with planning approval for homes to the south, and the A33 to the west.

Q. What are the plans? +

Miller Homes is proposing the site at Sherfield Hill Farm for the development of approximately 200 high quality homes to help Basingstoke and Deane Borough Council meet its housing delivery targets. Sherfield Hill Farm will offer:

  • Sympathetic development incorporating the existing landscape
  • 40% affordable homes
  • High-quality housing design
  • New areas of public open space and green infrastructure

Q. What about an increase in traffic? +

Miller Homes will continue to work with both Basingstoke and Dean Borough Council and Hampshire County Council to ensure an acceptable highways and access solution. Assessment demonstrates that the proposed junction offers sufficient capacity to accommodate the potential traffic demands from the site and does so in a manner that does not materially impact on A33 traffic flows. The improvement of the junction necessary to deliver access to the site has already been approved by Hampshire County Council.

Q.What are your plans to protect wildlife and trees? +

In developing the proposals, Miller Homes has sought to retain the majority of tress and hedgerows meaning the site will increase biodiversity and will support ecologically valuable habitats. The plans provide the opportunity for planting of more trees and hedgerows to encourage a green infrastructure.

Q. What about flooding? +

The site has been fully assessed and is suitable for new homes given it’s classification as Flood Zone 1. Any surface water flooding will be mitigated with appropriate strategies.

Q. Why does Basingstoke need more homes? +

Basingstoke and Deane Borough has a median house price of 9.57 times the average salary (Shelter Housing Databank 2018) making it very difficult for first time buyers to get on the housing ladder. Combining this with the housing land supply falling below the required 5 years (4.44 in April 2020), it is vital that further development sites are south to minimise the risks of continued under-delivery.

Q. Will there be affordable houses? +

Miller Homes are keen to work with the council to deliver the right types of houses in order to meet the demand, with a combination of first-time buyer and larger family homes included. This would be compliant with council policy of 40% affordable homes.

Q. What will the development look like? +

Planning and design of the site will be done in conjunction with Basingstoke and Deane Borough Council and will consider responses resulting from the stakeholder engagement and public consultation programme. The scale and density of the proposed site will be sensitive to the surrounding area and make the best use of the land available without compromising on design or quality.

Q. How will you ensure adequate car parking? +

The planning process will consider not only housing need but also associated parking provision. Design standards will be utilised to deliver good quality developments that take car usage into consideration and also incorporates evolving future transport initiatives.

Q. What about the pressure on existing services? +

Miller Homes recognises the need to work with the council in order to ensure sufficient provision is made for medical and educational services for both existing and new residents. Stakeholder engagement with the local NHS trust and education provider will be carried out as part of the planning application process and all feedback will be incorporated into the final submission.

Q. What will happen to the footpaths and public rights of way? +

Any existing public rights of way will be incorporated into the design of the site, and further purpose-built routes will be added to enhance connectivity, both for pedestrian and cycle access.
